Purchasing a home in a condominium offers many advantages to the home owner, but at the same time it imposes some restrictions. These restrictions (rules) are not meant as an inconvenience or an invasion of your freedom, but rather as a means of providing a fair and equitable solution for all residing at the property and maintaining harmony in the community.

We all need to recognize and respect our Declaration,By-Laws and House Rules and the importance of individual contributions. With every decision we make as home owners comes great responsibility. We need your help to stay within our yearly budget to keep the cost down, so we don't have to raise the monthly maintenance fee to high. This will enhance all the good things, and we all can enjoy positive and proactive relationships with each other.


Rycroft Terrace AOUO is governed by a number of legal authorities.

The highest level of authority is the federal laws, such as ADA/Fair Housing Laws.

Directly under the federal authority is state law. There are a lot of state laws that affect condominium projects. All condominium projects are under H.R.S. 514(B).
